Winning bidder must immediately sign the Purchaser’s Agreement and provide a 10% down payment on auction day. The sale is not contingent on financing.
Settlement is scheduled for August 14, 2026 at Glick, Goodley, Deibler & Fanning LLP unless otherwise agreed by both parties. Buyer must arrange title/settlement services within 10 days after the auction.
Buyer is responsible for:
- Transfer taxes
- Title search & title insurance
- Settlement, escrow, recording, and attorney fees
- Survey costs if desired
- Required inspections, certifications, and occupancy permits.
Seller is responsible for deed acknowledgements, certain title correction documents, and water/sewer charges through settlement or possession date.
Property is sold AS IS with no warranties or guarantees regarding:
- Structural condition
- Roof, plumbing, electrical, HVAC, water or sewer systems
- Environmental conditions
- Zoning or permitted uses
- Lead paint or radon.
