By bidding buyer acknowledges that they have read the full terms and conditions posted on the property details page and this is only a summary of the terms and conditions.
Winning bidder must immediately sign the Purchaser’s Agreement and provide a 10% down payment on auction day. The sale is not contingent on financing.
Settlement will be within 60 days unless otherwise agreed by both parties. Buyer must arrange title/settlement services within 10 days after the auction.
Buyer is responsible for:
- 2% Transfer tax
- Title search & title insurance
- Settlement, escrow, recording, and attorney fees
- Survey costs if desired
- Required inspections, certifications, and occupancy permits.
Seller is responsible for deed acknowledgements, certain title correction documents, and water/sewer charges through settlement or possession date.
Property is sold AS IS with no warranties or guarantees regarding:
- Structural condition
- Roof, plumbing, electrical, HVAC, water or sewer systems
- Environmental conditions
- Zoning or permitted uses
- Lead paint or radon.
Buyers are encouraged to inspect the property prior to bidding.
Seller guarantees a free and clear title free of all liens.
Seller reserves the right to reject bids, withdraw the property from sale, or postpone the auction.
Included in the sale are permanently attached fixtures and systems such as HVAC equipment, plumbing/electrical fixtures, cabinets, awnings, blinds, storm doors, and similar items. Unless otherwise noted on the day of auction.
If purchaser defaults, seller may retain the deposit, resell the property, and pursue damages, attorney fees, costs, and interest.
Agreement is binding upon all parties, may only be modified in writing, and allows electronic signatures and counterparts.
